A common question many buyers ask is “What is my purchasing power?” The answer to this question is very complex in nature as mortgage regulations are stricter today than ever before.

As a home buyer, pre-approval is a vital first step in your home buying process. It determines the sales price range of the home you can qualify to finance, puts power behind any purchase offer you make, and expedites the closing process.

Your mortgage lender will consider the following factors: credit history, steady income, and down payment.

Credit History: Your ability to secure a home loan is based partly on your credit report and FICO scores. Strong credit scores support your ability to manage debt.

Steady Income: It is important to establish a history of steady income and the ability to satisfy the monthly payment. You will need to provide your lender with current paystubs and Federal Income Tax statements for the previous two years.

Down Payment: Your lender will require evidence of sufficient funds to cover the required down payment and any closing costs associated with the transaction. This evidence includes copies of recent bank statements.
